It seems like in today's real estate market with limited supply, it is extremely difficult to appraise or accurately value a home (especially in New England/ Great Boston area where I'm from).

@Laura Gilles - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you in Boise.There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country.

The tricky part is "distressed" because estimating the rehab is difficult.

Or is it difficult to finance/calculate numbers with the mixed uses?

We would like to hand this off to a bookkeeper to get all of our accounting in order but we are having a difficult time finding a good source for this.

The only hiccup I have found from talking to other agents and investors is that as a full time firefighter, it may be difficult or improbable that I could be a successful agent being gone for 24 hours at a time.

Getting deals like this isn't that complicated or difficult, it just takes sustained time and effort.
