It provided a level of comfort for all parties.  

But I would say they are basic level renovations.

*Even this varies a lot from market to market, and you may find with a lot of competition from other investors, you'd be wasting your time making offers at this level (too low)...or overpaying (too high) if your market is depressed...bottom line, get to know your market.

The premise of the blog post is that you can randomly pick a city, analyze its financials, identify strengths and weaknesses, and then decide if you should take a deeper dive and start identifying ripe neighborhoods and potential properties.

We didn't ramp up as fast or as much as you plan to, we hit the level we could handle to self manage in our free time.
