It just kept coming up and I found it to be a vast resource with answers to many of my newbie questions and an exciting and energetic community dedicated to real estate investing.I think my real estate story is pretty similar to many people, especially those working for the government, in the Washington, DC area.

I assume there are dedicated property management software packages to do it. 

I dont have re experience, but Im dedicated fairly intelligent and am willing to learn and work hard.

If there were no failed businesses we would not be living in the USA.Perhaps, but there are a few differences here.1) My ego is no where in the realm of his. 2) I am not raising capital from outside investors3) I am not promising dreams that, for most, are highly unrealistic and unobtainable without hard work, common sense, dedication and a little bit of luck.4) The propspectus is very shady.

Just curious, for your property management, are you paying 6% for everything (I think I saw that somewhere) and are they dedicated to just your properties and in house and how many people are there..

I recently moved from Oakland to Richmond, but don't see a dedicated forum for my new hometown.

(In other words would it be a safer strategy to have a third party salesperson represent me by writing up the offers, assuming I can find someone that is willing to dedicate the time required to write up quite a few below market offers).thanks
