In concept, the idea sounds good, but the devil is in the details!

Hi All,I'm entertaining the idea of digging out the basement of my fourplex in DC, and maybe even adding another floor (pop up) at the same time.

I have no idea if it is still good.

Looking for different ideas for durable window treatments for privacy for rental properties?

I am not sure you need a lawyer at this point, but it might be a good idea....If I were in this situation, I would immediately require that all repairs/maintenance be done by professionals only, and not by the tenant (hopefully per the lease).

The idea of charging water/garbage in lieu of raising rent is something I have not thought of so thanks for bringing that up.

It sounds like you are leaning more towards the restaurant idea.

Since I'm living on site I will have an idea of how the machine will be used, and I don't want to have that "coin-op" image.

Both options are bad ideas.
