@Eric James a couple of reasons for the double close, but you're right that many use it for "hiding" the buyer from the seller or vice versa, some only do it so they aren't having to assign or disclose their fee and then there are places like NC where if you don't 100% disclose to all parties fully explaining the full process then ONLY double close WITH funding the AB side is allowed due to new legislation from the NC Bar.

I'm still researching and learning about this market here in the Raleigh NC Area, however, based on what I've learned so far, I'm thinking I need to invest my money (around $150k capital) into turnkey rental opportunities, preferably townhomes as they involve little headache.

@Leah A.The biggest challenges for doing ground up construction (GUC) can be bucketed into a couple of things:MoneyFunding your first deal – most lenders (not all) will require at least 1 completed GUC project or extensive flipping experience to fund a deal.
