My advice- open a PM LLC for yourself and represent yourself to your tenants as the on-site rep for that PM company.

You need to check the various sites that are advertising rentals, craigslist, trulia, zillow, hotpads etc to see what your "exact" area is renting for. 

I say "if you plan to repeat" because the cost and complication is probably not worth it on the small scale.Also, be sure to check with your personal CPA in case there is something specific about your situation that I'm missing.

BP community,I've been running through the BP BRRRR calculator a ton for a few months and keep running into an issue with how the calculator is setup that I figured I'd finally get on a post and see if anyone else is having this complication and if there are any suggestions or workarounds you may recommend.
