High crime, poverty, hopeless.The strategy for C-class rental success is to try to stay toward the upper end of that class, provide attractive properties to get attractive tenants, maintain stuff well to keep those tenants and, in particular, be very careful with your screening in the first place.

Sadly, this area doesn’t attract the 10+ million overnight annual guests that Gatlinburg does - not even close.How do I know all this?

I have an offer in with propoffers.com but I am not holding my breath with this market. 

They can identify vulnerabilities on the property exterior where they are getting in and what is attracting them to the building (dog droppings, garbage, ect...).

Some will have attractive management fees, but then slam you with hidden fees and excess maintenance charges.Having been through multiple poor property management companies I finally started my own.

Luckily I tend to attract great tenants as I go just a bit more with my renovations than my competition without breaking the bank.

@Andrew Taylor  thank you for posting this.. you can see the con all the way through this.. keeps trying to suck you in making the deal even more attractive.. but as we know there is no 100% financing in the real world like this.. especially at those dollar amounts..
