The challenge is that your equity is trapped in your relinquished properties, so closing on your replacement property through a Reverse 1031 Exchange can be problematic.

If at that point you can't refinance because either the market goes down, the interest rate can't be borne by the property etc. it can be a major problem whereas a conventional loan has is due in 30 years and rates don't change.
