Do you have any deals under your belt?

I'm starting to think about building my out of state team, and would love to connect with any of you on what you look for in specific team members or red flags you've experienced.I'm excited to learn from this group and begin contributing once I get some more experience under my belt.

Every market is a little different and requires different techniques and strategies.With a track record of success under your belt you can try raising capital for syndicated deals.  

But I would love to be proven wrong and have an investment property under my belt before I head back.

The first rental is always the hardest to get under your belt.

@Brent Coombs I've used that term myself, and I think we may have stumbled upon the perfect description of the "Rust-Belt" REI market:It just plods along.And not that I have any delusions of ending the timeless war between Cash-Flow and Appreciation investors, but can we at least all admit that you can be smart or stupid in either strategy?
