My job now allows me to learn my market, learn investing strategy, get experience analyzing deals on a daily basis and most importantly build capital before I ever attempt to put any of it into a property.

A system will not prevent break-in attempts when there are no habits to protect their property anyway. 

Suggestion would be to focus on ROI and if that works attempt to secure good SF homes faster.

These bills to allow conversion to quad were not passed, but just their proposal shows an attempt to address the housing crisis by addressing zoning limitations.  

The sellers are accepting pre sale offers so I’m going to attempt a low ball pre sale offer more than likely so I can work in a little extra time to close in the contract.

@Richard Fish irrespective of what state you reside, you have a duty to mitigate your damages by attempting to relet the property.

It would be my first time attempting a flip, so I'm very open to any and all suggestions.

These issues look to be from the previous owner attempting to rehab and abandoning it in the middle.

You can attempt to do a short sale if the daughter is the executor of the estate.

Even if attempting to clear a french drain doesn't work...and it might not given it could be compressed or damaged by roots...
