Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

@Carlin Randolph not too familiar with that area, but I have some GC/architect/engineer connects who can assist you with the numbers. 

Having a CA LLC you will have the privilege of paying an additional $800 charge on your CA return, and you may also owe another $800 fee for both the Texas and Wyoming LLCs if your activity rises to a certain minimal level.If any of these entities are multiple member LLCs they may be taxed as partnerships and its my guess you will need some professional assistance for that.

Since I have so much equity starting out, my lender will assist me to not have any PMI.

By the way, we typically do not get all of our investment extracted unless we got an assist with market appreciation (which we have gotten multiple times, about half of our RE has had all of our investment extracted).  

New York, and I imagine every other state, offer down payment assistance programs.

I am currently looking for a part time or full time position to assist a busy realtor/investor with administrative tasks.

They are both working and making money...will they use that to pay their rent, will they try to talk through a plan with me or the property manager to get back on course, will they reach out to get assistance themselves... probably not...whats wrong with tenants....COMMUNICATE.. we arent going to just forget that you owe rent and you are going to get a free ride
