The property was a complete mess, and of course most investors and buyers are afraid of manufactured homes, period.

Once in a blue moon you read about a deal dying because no one thinks about this, but that's only because everyone completely ignored it, rather than thinking about it upfront like you are here. 

Hi @Tim Gordon, thanks for your response and I completely agree that adapting to the market is key. 

I found a good deal that I can move on, and would like to approach the home owner prior to the auction and possibly make them some money as well.I Found the owner, the tax information, searched the property, done comps(well working them now) and in a few days I'll do a complete Title History and Chain of Title and if necessary buy Title Insurance.

@Luis Medina it sounds to me you are trying to complete a “subject to” deal.

@John LeavelleThanks John, I literally just put a couple numbers in that were low because I've completely made the property new from the roof all the way to the exterior siding, paint, unit 1 & 2 now have new carpet, cabinets, granite counter tops and tile flooring.

Lease options or rent to own are known as executory contracts which mean the transaction is to be completed at a later date.

We currently have no car and are renting one until this process is complete. 

I license all mine properly but here is where I say it is a complete joke and this is NOT what our founding fathers had in mind.
