I can't buy my property any place else for anywhere under $650 but those are in different neighborhoods.Several years ago I bought a 2 flat apartment building at 2500sqft for $220k.

So, i would rather it be a flat fee. 

There are also a couple brokerages like ours that offer flat rates.

I would try to make it work but I am emotionally flat.

The percentage that you're referring to (which I'm assuming was in response to my reference to it) is just what we tell our clients that they'd have to pay you, the investor, as a good faith earnest money deposit.I'll only be charging a flat $300 fee for bringing you a tenant-buyer.

Now in Attorney closing states you can see private attorneys do this for less might have a flat fee and don't junk fee you to death.. but that's rare in my markets I work.For RE brokers I get it though I mean I started selling land at 18 for 2,500.00 to 10,000 per parcel we made 10% commish..  

Our plan is do build easy 3 story 18 Plex garden walk ups on flat, RM zoned parcels in the Willamette Valley.

Bought a 3 flat + non conforming last year in Wicker Park and this year was able to get a 2 flat and rehab it in West Town.
