Anyone have alternatives that have worked for them?

Considering that pic is from HI, and in a region were there is allegedly a lot of "alternative farming", its doubly ironic.

Another alternative is an IRA LLC.

However as usual I will go with who cares: until the fed is dismantled there is no free market no matter who holds the title of president.I'm exploring an alternate route - and it hearkens past Franky Roosevelt back to Teddy Roosevelt.

"RUBBS" is an alternative system to implement but in doing so, you may have to consider a rental rate adjustment so keep that in mind.I just prefer to buy apartments with individual meters and HVACS to avoid this problem all together.

As an alternative, you could buy the property subject to the existing financing.

Is the rent greater than the PITI (phoney cash flow, but better than the alternative?)

If your not trying to really get into the REI game then I'd say that this is a good alternative to renting or dorming, but if you are trying to really get into investing then you are putting way too much money into this for the return your getting.PS..

I have the same concerns about doing this, but you have to decide if this is a better or worse alternative to waiting 90 days...Btw, I highly recommend checking with the title company to make sure that they record the deed quickly...I had a situation this week where I found out the title company screwed up, and still hasn't recorded the deed after more than 2 months.I have an offer on the property, but it's FHA, and the 90 day clock STILL hasn't started ticking...

The solution, while feasible, is not a good alternative.
