No matter where you live or where you own assets, I personally recommend the Series LLC to be a great tool for the individual investor who is planning to expand their operation, as it allows for you to scale infinitely for FREE.

If someone could simplify the steps to opening an LLC for a full-time house flipper that plans to also get a general contractors license in the near future.

I charged her a $75 administration fee for having to respond to that which was just a phone call. 

Especially in master planned communities which are quite attractive to investors. 

Do you have to do everything you plan to do to get fair market rent?

This is a good question since I do not want to commit mortgage fraud - my plan was to list it for rent around 90-120 day mark and file a work relocation letter with my issuer letting them know my employment situation has changed to a new location.

What was your initial reaction to the plan presented to you?

I plan on doing more updates, such as finishing the basement into more livable square footage, but my question is just regarding the HVAC system's... 

Now there are some improvements (kitchen remodel, bathroom remodel, upgrading windows) where that flips on its head, but it's still something to really plan through. 

I do plan on some reno before relisting the property.
