The world is different though.

We've had 3 god awful tenants in 3 years and the biggest one is "It doesn't matter if the person is your best friend in the world, they must sign a lease just like anyone else."

Thank you, that makes all the sense in the world because the equity is definitely from appreciation and not from substantial rehab, and on top of that, I think my rent is a little on the low side.

Once you get the clear off your world of options rises.

You have the best of both world--an appreciation asset that is also producing income.

We feel good about where we are, but are small potatoes in the real world.)

Not quite….assuming your refi mtg/trust deed wasn’t recorded, that just means there is no “notice to the world” that there is a loan and mortgage.
