I have in all the years only had 2 send me contracts.. the rest I simply never heard from again.. or the contract was beyond rediculous IE 10 dollars EM that kind of thing. 

They basically want you to prove you can make some income before they count a property as a generator instead of simply an expense.

It sounds like this is simply part of the price of doing business. $1190 is a very small price if you got a great deal.

@Scott MacIntyreIf the LLC just holds assets and doesn't conduct any other sort of business (consulting, selling a newsletter, etc) then I would simply peg the value at the sum of its assets minus the sum of its debt.

I'm not trying to make a new apartment in the attic, I'm simply trying to add a bedroom or two in the attic (although it would be even better to add an apartment).
