As I have been listening to a lot of real estate YouTube videos I realized that my moving into the unit is a major contribution to this deal and instead of us paying 20% we got 5% yet we are contributing the same amount of money.

What made you interested in investing in this type of deal?

Would read more about DSCR loans however locking in rates for 5 years would make little sense in this economic cycle where yield curve is normalising rather steeply.

You have already posted this in another forum.You have to be where investors are and that means real estate investor meetups, conferences, etc., but you won't get anywhere with them if you don't have the experience yourself to work with them.What value can you add now?
