I know this is something I should have asked earlier, what kind of rates are you guys getting in your local market or if you are investing in Cleveland. 

I use to be sold on the Umbrella policy but then you have to up all your insurance premiums to meet the Umbrella policy which kills your cash flow. 

I’ve been looking at Alabama and Georgia but have found that these market have already appreciated and with the high interest rates, the numbers don’t work.

However, I've been having difficulty renting one of the rooms because I've noticed some of the potential renters are either super particular, end up wanting to live on their own or with one other person (I have one room currently rented), flake, or come up with an excuses for not meeting with me. 

Postcards have low response rates.

My thinking is to treat add-on services like an amenity, where it's included in the rate whether they use it or not.

The list of section 8 tenants is larger than available units, so if you find tenants who meet your criteria, go for it!

Then interest rates went up...Long story short, it was foreclosed in the beginning of June this year resulting in a total loss to investors like myself. 

However, NYC has a ton of wealthy people and the result is really poor investment return rates.Cap rates in NYC are disappointing.

Speaking of BP as a dating site, I have had a couple of Bay Area guys in my DMs ask to meet up for coffee/lunch to talk real estate.
