Occasionally I’ll talk to someone that thinks they want to do it but they really just want a manager or to not get in the business at all.

My gift....... being a good LL and taking care of the property....responding quickly and efficiently to issues that come up.... providing maintenance as needed and occasionally updating or upgrading the unit as I see fit.... that's it.My job is to offer a good, clean, well maintained unit...... not have you "like" me because I bought you a gift.

Because of the legal structure of a CO-OP, they seem to have more 'discretion' over who buys in, and IF they allow renting.I've had the same thing occasionally happen in Condos.Best approach: DYOR and make sure you understand the process for the particular building you want to buy into.

You want to create a strong & trusting relationship with your lending contact, but occasionally looking at different options should not be discouraged.

I've been able to figure out how to manage remotely with occasional visits.

The next consideration is checking on the septic system occasionally. 

We emailed, called occasionally, and drove to their office if no replies for days.

I'll do it occasionally for some clients that I know are low-balling (not 30 cents on the dollar, but maybe 50-60) and can justify and can close 100% if accepted, but it does take time to write up 30 -50 offers, even with the proper, scalable systems in place to ease that pain. 

Still, there is an occasional full-cycle + experienced sponsor that pops up on the crowdfunding platforms.

My advice is start with a place you know and like (OK, not SF) as a short term rental might allow you to use it occasionally.
