In my mind I feel like you need an LLC or business to be able to write items off no (thinking depreciation, property management, any tools used like Stessa/Rentredi, or classes/conferences paid for as education).

I’m graduating from Eastern Illinois University in the summer and am very interested in getting started in real estate investing.

This was a big focus of the STR Wealth Conference, was having your own booking site and building your brand (for your property).

There are new hotels, mixed used development, plans for a new conference center, a new park in downtown and lots more. 

I am in the Eastern Panhandle of West Virginia.

The Eastern Panhandle is an odd market, but we're certainly in the path of growth (if memory serves, Berkeley and Jefferson counties were the only ones that grew in the last few years in WV).All the books above are solid, and BiggerPockets has some great ones as well.
