The part I don't like is talking to co-workers or others I may have to interact with in the future and giving the impression I'm going to pull a rabbit out of a hat and solve their problem or one of someone they care about.Getting excited doesn't help.This is no deal and let's face reality, you're in no position to be "helping" taking on risks with a really thin deal that is more charity work than investing/dealer operations.

Now, if these properties are in Denver proper this isn't so bad. 

Just bought two houses that need full rehab in north Denver and closing on June 27th.

This read a lot like, and looks like, you're biker meet ups in Orange Co, Karen, cutting deals, financing the next haul, what are you up to out there?

Having parents co-sign or guarantee is a must.

Not to say condos couldn't do well as a rental (in fact i do have one condo as a rental), but from past experience, I think there are simpler properties to start with, like a mid size single family home in Mesa (preferably in a nice neighborhood without HOAs), where you can learn the ropes, not have to worry about getting your neighbors co-operation should any issues come up with the property and easy to liquidate if you find land lording is not for you after all. 

I have been seeing a lot of wholesaler's signs around Cheyenne lately but I have only seen one other person from Cheyenne on here.I have one SFR here but am currently looking in northern CO for my next one.
