I'm no lawyer, so no legal advice here, but it seams to me the tenant DID report the problem so he fulfilled his obligation.  

I have one friend that has a structure like this that his lawyer set up without any thought to how to manage it. 

Upon inspection of the document, we noticed number of mistakes (lawyer fees, RE agent commission fees, property tax amount). 

Do I really need to find a lawyer for this or are there other options available?

That's a liability and tax question best asked your lawyer and or accountant.

So hello BP Members , my first contract was simple , i found a discounted property , called the owner and not the realtor or anything we talking a asking price he apccept then my lawyer sent over a Contract Of Purchase.
