The Agents with teams, Say Agent Anna is on the Agent Wise Team, from my observations the listings appear to always be in name of the Team Leader thus there seems to be a provision somewhere that allows Agent Wise to pay his team members a comission.

I do not count those as fully rehabbed.Everything will appear fine for awhile but then you get hit with big ticket items and the cash flow over the years goes down and down and down.950 per month stated rent and started net of 743.81 a month is claiming only 22% annual expenses.These lower income type assets tend not to appreciate well and are mainly cash flow only plays so it is important to get the expected expense numbers right.

(this was my estimate with input from the realtor who apparently does demo on the side)- All new flooring (combination of carpet, laminate, vinyl)- All new interior doors and hardware (6 panel hollow)- New (matching) light fixtures- Most or all new interior trim- New counter tops with modification to remove partial wall and add breakfast bar to open space between kitchen and dining room- Refinish existing cabinets- New bathroom fixtures (vanity, sink, toilet, tub) in both bathrooms- Likely sub-floor repair due to the significant amount of pet damageThe major areas that I didn't look closely at (because of the pile of junk in the way) but would certainly need to if I was considering this include the mechanicals (AC compressor appeared original), septic system, well, a closer look at the roof, and a closer look at the deck.

Don't over improve at this point, just good solid tenants in a clean and functioning unit, if the market is good and appears feasible you can go for higher rents through upgraded units as they become vacant.
