Hi @Rob Burns,Have you ever considered cities in Alabama like Birmingham or Huntsville?

I’ve got 6 doors under contract in Mobile, AL (3 duplexes) and schedule to close in about 45 days.

I think it would certainly be possible to expand your search into northern Alabama, even Chattanooga, Memphis and Knoxville.  

I’ve been diving deep in market analysis and found out there is no “perfect” city and decided to focus on Huntsville AL only to find out after the fact that Huntsville doesn’t have much if any 2-4 unit properties which is where I want to start with my OOS investing.

Some of my S8's that I owned in Alabama back in the day had terrible tenants.
