From my experience trying to list a home FSBO, you spend alot of time showing to people who are just kicking the tires, no pre approval, and generally waste your time.

For all of you who have a hard time getting your wife to agree to let you play in real estate.. this is a nice story where My wife was tired of working on my deals and wanted her own..now she has done a few flips but this one was ALL on her own.MLS listed prop... multiple offers she gets it accepted as a cash buyer here in PDX at 350k cash close in 10 days.. no contingencies.. ( which is about how you have to buy a good MLS deal these days LOL)  its in a really hot area Called Multnomah Village  bungalow.

One great investment is better than 3 so-so ones so kick some tires and analysis the ROI. 

You need to resign yourself to the fact that all these things are not going to happen, barring a minor miracle.My way of handling this would be to put your husband in his boots, fleece pants under jeans, and a heavy farm coat/Carhatt jacket, Give him a tire billy.

While I am only slightly ahead of your position, it took me getting sick and tired of being sick and tired!

or there is something wrong with the property (tired, odd layout, small, inadequate parking, location, etc).2) The property has been listed for 2-years w/o an offer.

I'm Ed from eastern oklahoma.Currently I own no property other than my personal residence,of which I currently owe around 13k(worth ~150k)I will be entirely debt free around the beginning of next year and i'm interested in real estate and RE investment.I'm 29,married,with 2 children(1 severely disabled).I currently work several jobs,Ford dealer tech by day,part time autozoner at night and I have a small side business programming GM fuel injection between those two.Honestly,i've always been interested in auto's etc.. but this will be the second time in my adult life i've decided I don't want it to be a career.I'm considering quitting my day job for Ford and getting my RE license on the side.This is for several reasons.I've always been interested in real estate,I love any kind of new education,frankly i'm tired of my day job and would like to try something different(even if it's drastic).Depending on how all the financials work out with AIG,income shouldn't be a problem should I quit one job to concentrate on RE education.

The problem is that "Mom" is a bit more capable than "sis" believes, she was just tired of having to jack around with her!"
