There are machines that can descale decades of build up and jetters that can take care of roots and grease.

Property has 21,000sqft of commercial space. the other upside is on amenities, pet fees, pet rents, cover parking, vending machines, pest control, amazon lockers which all equal to 3.6M now each of these are not too much.

Renovated the kitchen, painted interior, LVP flooring wall to wall, pressure washing, landscaping, new small deck out back.

It doesn't burn and it is sure easier to wash the grease off of than a painted wall.

Also did some work in Floor 2 updated kitchen, paint through out and added laundry machine and dryer.

I like to tell folks Instead of a market where you had over bids of 50 to 100k and 3% rates now you have no over bids higher rate so it comes out in the wash in the long term  .

In summary, I would focus on either the claim that he did not know and focus on either: was he improperly informed of this?
