As a Florida Mortgage Broker, my advice is Get off the build kick and find one of the many thousands of good, solid homes for sale and be happy you didn't put yourself thru the Building nightmare!

Don't wait until you find a tenant to figure out which lease to use.

Also, typically conventional loans typically don't work in our market because it's so competitive and nobody wants to wait 45 days for the bank to close.Private money is hard to get because it's dependent on trust and relationships, and you usually do need to show a track record. 

I'm of the opinion that if one were to wait for all lights to be green before going, one would never get going. 

You'll just have to wait it out.

I found the exit strategy a bit harder to justify with Halifax, though obviously i am generalizing and im sure there are areas where opportunity waits. 

I currently live in Greensboro and cant wait to start my real estate career. 

Waiting weeks for access is costing you money everyday as those units could be leased by now.Secondly, it sounds as if the property management company isn't too motivated, which is often the case on smaller properties.
