I have tons of good property don't want it sent it all over the internet want to be direct with buyers and sellers how is that possible when you don't know who is who and everyone who claims to be investors or sellers are only wholesalers looking for properties how do you weed them out.

If you do find a POF, and these sellers know the ones you print for free off the internet are bogus, then you won't have a financing contingency.

It's been a while since I did this because internet is widely available where I travel so take it with grain of salt and test it.I believe you can always print the web page into PDF format to read on your laptop, if you have PDF converter type of software.

I will respond briefly here though, since you did put your concerns out there...I wish I had a more entertaining answer as to why I don't have my license number out anywhere (because it is always more fun if I am trying to con people or be a sneak or whatever options are out there for dramatic effect), but unfortunately the reason is really boring- I actually didn't know my license number needed to be listed until about a week ago when someone asked me about it and I realized I do need to have it on there, but then I didn't have internet until today because I was gone for the holidays.

Some don't even own property and just write books on theory and what they researched and read on the internet, they organize it and regurgitate it to the beginners.

You're young, you do things yourself...repairs, maintenance, lawn care, snow removal...kinda because physically, you can, and financially, because of the mortgage payment, you can't afford to have it done.You're old, mortgages are gone, but physically, and maybe, mentally, you just can't/don't feel like, doing it anymore.In a way, it's good, it keeps you in the game, or you'd burn out, either physically and/or mentally.I bring this up because we've just had our first snow, and instead of getting in my truck to go and do snow removal at my buildings, I'm on my third cup of coffee, browsing the internet with the knowledge that my snow is taken care of by a hired service.Feels good.Maybe I could winter in Florida...
