If the land is worth $200k, then you could pay the other $30k out of pocket and finance just the land.

Since this tenant will have rights as a long term tenant if they do not vacate the unit for you to use you cannot trespass them and have the police oust them like you might a short term renter who doesn't have those rights. 2.

If the seller says "its a solid 7 cap" and its more of a 5-6 cap after you purchase and the taxes go up, do you mention it?
