Everybody's projects are unique, but there are certain things, as you mentioned, that all investors need to have in place prior to or during a long distance BRRRR project that will help the process to go smooth.

The increased price removed most of the value I was going to bring to the table building at cost, being a contractor and all.It's a long story but I found an off market deal with a customer of mine who happens to own a single family home on a property zones R-2-N. 

@Eric WongI think there is still money to be made pending you work the right deal and make your STR unique from others.

Its a great feeling once you get that check at the closing table on the first BRRRR. 

He's exceptional at proactively creating terms that mitigate our risk and protect our investors AND getting all parties to come to the table, work through challenges, and get the deal done (it's no surprise that not all deals are smooth haha!) 

One unique aspect of a Land Contract is, are you responsible to pay Vendor directly for property taxes & insurance, or are you responsible to pay property taxes & insurance directly?

Call me a privacy freak, but I prefer to have only guests have access during their stay under a unique code.

Auto Owners has a few unique advantages but not enough for me to put all my doors on them. 

If you’re going to venture into Cleveland or another similar market, my biggest recommendation would be to remember that California is a unique hub.
