Minnesota has an eviction moratorium so you are stuck unfortunately until that ends; whether the son is on the lease or not the sheriff won't come out to remove the occupant.

So I believe it is possible if an extenuating circumstance caused you to move but the easiest way to find out would be to call a lender.

Unless there's some extenuating circumstances like you're buying a property from your current landlord or a friend/family member, you can't occupy it before buying it.

Unfortunately you need to have volume in order to attract qualified individuals to work in-house.In the end my advice would be to pay for a good contractor and add time for them to fit you in their schedule.
