Would really love some help understanding the spreadsheet I've recieved and how to navigate it (What columns I should be looking at, what qualifies one of these address' as a viable prospect, how to practically condense list, etc.).

I have a portfolio of properties (more than 20 units) that are being handled by a single property manager. 

If not a brokerage a boutique niche developer/commercial builder would potentially also work to get you the exposure you'd like.This advise was given to me by a broker I spoke with when I first got into the industry and I wasn't really sure why he gave that advice, however, after somewhat following it, in a round about way, I can say it is by far the best way I can think of to get involved. 

The income from the sale of securities is considered 'portfolio income' and is considered non-passive.Rental activity in general is considered passive unless you are able to treat it as active or if your income is below $150,000(Then you can use some losses).By default, the answer will be you can't unless your real estate is considered active or if your income is below the exception.

I recommend checking out some of the BP books such as Rental Property Investing by Brandon Turner or Buy, Rehab, Rent, Refinance, Repeat by David Greene. 

This guidance can be invaluable as you navigate your first flip.

DSCR loans are loans issued by private lenders with proprietary and differentiated rules and guidelines and are typically included in “non-QM” securitizations.The advantage of conventional refinance loans is that they typically have the lowest interest rates and fees.

I think Seller's agent did the right thing by making you and your agent believe that there is a chance for you.
