If you trust them to do a good job, then give them the paint, but in the amount of time it would take to do and you having to drop off the paint, I'd just go and do it yourself. 

I guess if you are worried about building your team/people you trust to manage and look after the property may want to find some markets that are affordable and easy to travel to and from NY so you can go visit the property need be. 

My thoughts are this:Do you have a trusted property management contact in the area?

Must be able to read people and establish relationships with trusted vetted support staff and do it all remotely.

People want to work with people they trust, like and think will do right by them.

There is a ton of uncertainty in the beginning but trust me, if you are comfortable with those things, thats where most people fall behind and get into trouble. 

A trusted mentor taught me long ago... give to charity and volunteer to help others and make the world a better place... but treat your business as a business. 

The Parents are NO involved at all, There is NO Trust , NO will - it will be done directly with Deed on the behalf of the minor GRANDCHILD and  appointed property guardian to manage the property and distribute the rental income to the friend.I am just trying to understand  my options before I talk to a  lawyer and CPA . 

From there just start growing your network with referrals and trust your gut but do your due diligence.
