This has to be industrial or warehouse space. 

You are renting living space.

If and when my tenants leave, I would go to the bottom of the waiting list to rent it out again and thereby be sitting on a cash drain with the mortgage and HOA dues, and I would not even consider moving out of my primary residence to live there due to the space my family needs.

So I like the idea of marketing all available properties you have in one easy to access and advertise space.

It's always a good idea to keep your screening practices tight anyway, no matter what.  

The neighbors mentioned they were occasionally spraying the outside steps as the bugs were just spilling out.I'm the kind of newbie investor that gets really excited about the potential for a property - I literally spent hours at a time in my first rental planning out the rehab and envisioning what I was going to do to the property to make it look great - exposing brick, reconfiguring upstairs layout, enhancing outdoor space, etc.

There were reductions in amenities, space, and overall upkeep of the property that I couldn't overlook.

Do they work well enough that you do not need to put one in every other non living space (i.e. bathroom, kitchen)?

Utah market its getting tight for good buy and holds.
