There must be more to the story...I am a Military Mortgage BootCamp instructor (I actually teach VA lending). 

Last year about this time I called a bandit sign in hopes to find a mentor to teach me the ends and out of the game.

I just bought a rental property for 84k and I would like to use it as a tool to teach my children (8 yr and 6 yr) about real-estate investing. 

Every wannabe Landlord should have to watch it.I don't know any serious movies that could teach you about real estate investing.

Many of them will be happy to teach you how they run their business (lead gen, systems, tools, etc.) in exchange for help with that business.

Talk to older people who are doing what you want to do.Notice I didn't say offer to be their lackey for free, or add value to their organization, just make a business friend and maybe you will get inveted to some cocktail parties, or cookouts or a fun boat ride (it is Florida after all).What is your social circle, Yacht club, Ex-convicts, Community College attendees's, Drift Car owners, etc...[...NAIOP ...requirements ... age being one of them).]Well a lot of people can't go network in Afghanistan either, so cross that off your list.Where you can't go doesn't matter (unless going there is mission critical in which case if you can't your finished).Never focus on the wall--or you will hit the wall--Always focus on where you want to go (Tony Robbins).[...My coach...]Again, lack of full communication--Baseball coach, life coach, real estate coach, someone who is teaching you (???)

Youtube will teach you everything,   Painting can save a lot of money and make the property more attractive. 

But there was a pandemic, and my start date was pushed back a year.So I did what any 22-year-old from Atlanta would do, packed my bags, and moved to Big Sky, MT, to teach Skiing and Snowboarding.
