Any recommendation for foil and a good place / web site to buy it from ?

Property is in MD, Contractor primary does business in Northern VA, (So it is out of state, but the DMV area is easily connected and not uncommon for people/contractors to live/work in one state and commute to the other)I found their Web page online after several searches.  

Don't want to mail to a property owner mailing address with the targeted property (parcel lot in most cases)  right next door.

Your target offer to the seller should be at least equal to the payoff or you'll need to work a short sale.I don't know if that made sense?

Identify your target market(s) and learn them...everything about them. 

Are single family homes a target investment to buy and rent?

Perhaps why that is your target as well.What is the target amount of capital you believe you need or plan to work with or do work with?

In other words, I wouldn't generally look at townhouses, if I were targeting a hybrid strategy where I was going to sell in just a few years.Davidson is a fantastic area.
