Its a standard birddog contract that you would have someone sign so that they can't go around you on a deal.There is quite a bit of debate about this whole topic, but my personal understanding is that birddogging actually violates most state's real estate licensing laws.

It is so much easier to do deals out here because it is very rare for a lawyer to be involved, everything is handled by the title company and contracts are pretty standardized.

Throw away the old storm windows and seperate screens that you have to swap out each season for these relatively inexpensive combo units that install on the outside of the window frame in about 5 minutes each (once you have measured for proper size, and had them either custom made or are able to fit standard sizes where possible).
