Rates are currently in the 4.75% - 6.25% range.Sure, this is more costly money than what an investor could obtain personally in their own name, but, it is still relatively inexpensive capital and it allows you to apply the concept of leverage to your IRA - something you cannot do in the stock market.The property is qualifying for the loan, not you.  

I know of no faster way to familiarize myself with new concepts or techniques than reading books and/or attending sessions that deal with those techniques.

Now I just need to buy another property for proof of concept!

I think the 0 debt concept should be applied to consumer debt, not necessarily intelligent leverage.

Think about that concept for a minute - hiring a tenant, I mean.

I would be more conservative, I would target assets with lower price fluctuation, and I would primarily work with partners and larger syndications with proven track records.I would avoid flips, distressed assets, and being the first in on a deal or startup concept.

In fairness, it's not all greed that does it-these projects sometimes take years from concept to execution, and it's tough to pull the plug when you reach a certain point.

@Damir Kamber I'm definatley no pro yet but after half a dozen "learning"houses I like to keep my concepts simple.

I get the concept, but have not viewed the webinar as I am not a pro member yet. 

I am generally new to the concept of real estate investing, and have been quickly compelled as to its many merits.
