Those numbers sound pretty accurate on a multi family you maybe able to get something in the high 5's to low 6's at best but that depends on a few variables of course

The moral of the story is take a good look at which stage your current market is in, look for properties that can add value too, properties that can cashflow as rentals if they don't sell, and if possible buy properties with multiple incomes ie; multi-family, suites, garages that can rent, storage, etc., to minimize risk.

That rate of 7.7% you mentioned it doesn’t exist on conventional market, that sounds like subprime non agency, an fha rate should be around 4.5% and conventional 5%
