You do have to keep your eye on the long term, while mitigating risk and hedging your bets in the short term ... and that takes skill, capital, and patience.

Most skilled syndicators want to be compensated for their time, this is because they don't think about making money as much as they think about what a minute is worth to them OR to someone else. 

Point being the right answer is to discover what aspects of real estate investing best suit your skill set, interests, needs, etc.

LOL but oh well thanks to BP and some good people skills I believe I can still be successful!

My most important things are:- Easy to use, understand, and stay organized on (nothing too complicated where it becomes a burden rather than an asset).- One that provides great reports of profit/loss and any invoices coming in and out- One that can handle 70 properties but can grow with you. 60 of the properties are residential homes but about 10 are multi-family (need to be setup little differently because of shared utilities/space) and couple of commerical ones.Would love to hear your thoughts especially from those who can relate or have used any of these.
