I asked if I could find the last list that was published and she sent me to a place that is showing the houses that were sold.

You want to be sure your funds are transferred to your new SDIRA form your current IRA/retirement plan custodian in time for an earnest money deposit to be sent out, as you cannot user personal funds for this.  

So you sent mailers to 37174 and 38401 and there was a lot of competition out there?

The listing agent advised me that the seller doesn’t even know the details of the property and then they sent me a one month rent roll (that’s it).

I just go back to the county website and type in the owner name. 98% of the time, their address changed and was not updated in the time frame you sent out your letters.

In the past I have sent regular absentee yellow letter marketing only to find that some of these owners turned out to be Buyers not interested in selling.Should there be distinctive verbiage on the postcards or letters to these type of absentee owners?

I even make a slideshow sent to music for their listing. 

First floor has sent many abusive foul texts, but no overt threats to harm us.
