The tenants that we screen and place have been much better.One problem that is getting more urgent in my area is that rents are rising faster than incomes.  

We think some of the charges should be charged to the tenant i.e. cleaning, carpet repair (new carpet was installed during tenancy), damaged cabinetry, drywall damage, damaged doors, missing window screens and frame damage, burnt out light bulbs, trash removal, neglected yard maintenance etc.

Screen the animals!

The biggest thing with rentals is screening tenants.

You can do your own screening of properties without an agent. 

Do you just need a software to push your listing and help screen applicants?

Also I need to learn the legality of being a landlord and how to go about tenant screening.

I mean really man Just get rid of the guy And try to do a better job screening .

If you don't want to be the one showing the property or don't have the skills to show and screen tenants you should source this part of the business either with an agent or with a PM.

I screen my tenants carefully and one months rent has worked for me in north county.
