If you are going to manage them yourself its very time intensive and for your first few you may want to go that route just because its really hard to find a good property manager.

Some routes you can be really cheap with, others not quite.I got started wholesaling when I was bringing home right around $1k a MONTH, no savings, just gas in my car, and determination.

I might listen to the option route, where you pay me x dollars for the right to purchase my property at a certain price within 30 days, and you forfeit the option fee if you don't exercise the option, but that would likely only be if it had been on the market for quite a while with no offers.

Chad-Did you get your and did you go the route of land trust with LLC being the beneficial holder of the land trust?

It's less a decision on comparing the monthly price of LP vs. wix or IC vs. wix... it's more of a decision on the value you want out of the website and what route will give a higher long term ROI on your time and money. 

Not sure if it is realistic given today's housing market in my area and whether it's a wise route as a newbie with zero experience.
