If you're okay with what is basically a tiny home (they can be very nice), then you might be able to get close to $100k but it will be close.From a lot coverage standpoint, if you're under 800sqft or 1000sqft in CA, typically you are exempt from lot coverage issues.On the comps and appraisal issue, the adu comps should count towards square footage, but that doesn't necessarily mean it will appraise at the same cost per sqft as the rest of the house.

Yes it was bad in certain areas (closer water and flood zone) but the rest of the population had more wind damage more than anything else.

Numbers seem a bit too high, even though the units are much nicer than the rest of the units in the area, I personally thing the renovation was a bit over the top, and won't inflate the numbers anywhere near what was ran in this analysis.Thank you for taking the time to read this over.

It's so hard not to do all the work oneself when you have the skill set....you're smart to have found the tipping point to start utilizing others services ie property management, repairs etc...thanks for inspiring the rest of us!

I can force the value of the building up by getting the rest of the rents to 2k but even then only let me use a cash out for property improvements.
