One way is through virtual assistant which will do copywriting and good photos if needed.

I won't have primo photos right off the bat, but I think I can convince the current listing agent to allow me the use of the listing photos in the meantime. 

That being said, you should set a quantity of mailers each month that you think you could keep up with the phone calls.There are two things that you should ask yourself that will help you determine your mailing quantity:1) Your budget2) Your ability to handle the callsIt might help you to answer these questions if you had an idea on what to expect in respect to the response rates.

Did you setup a website for the property with photos, video walk-through, financial information, information about the area (demographics, highways, public transportation, schools, shopping)?

I respect what he's been able to do with his business (assuming I have an accurate picture of it in my mind) but all the interviews I've seen with him (albeit short ones) and any of his articles that I've read just don't sit well with me, and I've always assumed his long-format stuff would be the same way. 

Maybe something easier and more short term: get a photo for my account :) Since the start of the year i have been voraciously consuming material on real estate with BP podcasts and two books, have been building my network in many Canadian/American areas (thank you BP community), and have started to study a number of different markets (Squamish, Kelowna, Thunder Bay Ontario, and Edmonton) to try and find my best options.

I would hope you have in your lease that the tenant is to abide by and respect all HOA covenants.
