Hey James,Not an expert or legal scholar by any means but my 2 cents.If I "Knew for fact" it was Asbestos (Provable in court that I knew it was) I would contact a high end company specializing in removal and get their huge bid to have it removed.If I "Thought it may be" or "based on age could be" then to me it is just old ugly tile to be removed and replaced.

Biggest expenses will be roof repair, flooring, exterior and interior paint, some replacement windows, and cleaning/sealing the interior due to nicotine stains/odor.

I had also cash offers but way below asking price, it is very difficult to financing, the home has to be retrofitted, and the buyer needs to pay an engineer's report, we had to switch lenders because the first lender even tough we got value with the FHA appraisal, lender decided it didn't worth the contracted price.

Valley area: hardwood flooring, cabinet refinishing, faucet replacement, toilet replacement, and a few other very small things....all during mid to late November.Can anyone recommend a contractor who could do these things reliably and at a reasonable price?

Hey BP, Here is a deal on a 4 apartment bundle I am looking at. asking price $185,000 (prob can get down to $175,000) plus $20 HOA per unit/month that covers any damage to outside of units including roof replacement.
