We added 800 SF and updated all electrical and plumbing and completely renovated with contemporary elements typically not found in historic neighborhoods, such as open floor plan, large closets and master suites (both up and down) and gave the house a modern aesthetic. 

The remaining 19 will be renovated and rented.  

My timing was off so I now want to get back to my roots, buying and renovating apartment buildings for a sustainable NOI and good Cap rates.

To start of, i would like to work with him/her on my personal project of renovating my basement.

., roof etc. for renovations-Local lenders (who maintain their own RE portfolio)- (i have heard the Schertz Bank and Trust is a portfolio lender...are there any others?)

I have found most recently that banks will renovate and try to up the price sometimes, other times they won't.

I currently have investments in Notes and funding of renovations for other investors for an agreed percentage  of sale price profits for a win/win situation.

I feel my knowledge of estimating renovation costs is pretty good (as we have done some flips) and have a good support for second opinions.
