Now if this month doesn’t work I won’t be nice again…Consider yourself VERY lucky… I use 3 attorneys regularly here and they all echoed the same sentiment… landlords here, including commercial property owners such as us, have absolutely no control over collecting rents… so much so that our clients are doing us a favor by paying.

It ensures they are treated fairly and that their disability is accommodated for but they are still subject to rent increases, lease violations, and even eviction.Treat them like a regular person (honestly, fairly, and according to the law) and you'll be fine.

So you would need to structure the syndication with a % of the property being inside the entity and the domain of your regular limited partners.
