Some of the most successful businesses outsource their non core elements of their business to others that do it better.

Many OOS investors set themselves up for failure because they don't invest the time to ACTUALLY understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

Canada is consistently ranked as one of the top countries in the world for people to live in which means we will never have a shortage of demand.  

If you're going to do that (outsource that element), I could just as easily recommend myself.

Expect Airbnb ranking for your listing go down a bit as your exposure will go down naturally as the result of spliting your nights to different platforms.

Keeping your private lenders whithin state usury laws and or deriving a means to protect them in an instance of a slightly over usury loan is an element that is necessary and often, appreciated.Usurious or not, the key factor in any private loan is to ALWAYS pay them back and on time.

They're banking on an easing of inventory as the pandemic eases, investors on the edge financing wise get pressured enough to sell, and in general sellers becoming more willing to consider moving.If those elements all come about in the next 120-180 days it will be a golden opportunity for 1031 investors to actually have some fun selling high and buying low!!!! 

Then you would probably need to establish an HOA to cover common elements like roof and building maintenance...and the grounds and streets and driveways.
